Mold is a moisture problem.
The only way to eliminate mold is to locate and remove the source of the moisture problem. Moisture problems can be caused by high humidity, poor ventilation systems, failed basement systems, or structural problems allowing water to enter. Structural problems could be a plumbing leak, failed roof, or other related issues. Mold can grow in over 60% relative humidity in a building. It is absolutely necessary to fix the source of the moisture problem. This may involve fixing the roof or other part of the structure, adding the proper ventilation system(s), foundation repairs, or other types of repairs that prevent moisture/water from entering the building. Mold can only start growing in the presence of water. Some mold spores will always be found in homes or in dust but they will not grow without water.

Mold spores often waft on the air through dry locations. Nothing happens. Why is this? Nothing happens when mold spores are in dry areas because mold requires a moist surface to grow and reproduce upon. In homes or commercial facilities, leaks, humidity problems, condensation on pipes, structural damage to foundations and roofs, broken windows or window sills, venting failures can lead to internal mold problems.
Why does this lead to a mold problem? Mold requires a food source. The food source is cellulose. This is found in many common household items such as wallpaper, paper, drywall, insulation, wallboard, and many others.
